The View at Kismis is a 99-year old condo located in Upper Bukit Timah. It sits on a 90, 863 sqft land, and was constructed in 1984. View at Kismis was bought for $102.75 million following a joint agreement between the managing director of Tony Eng Group (TE2), and the Roxy Pacific Holdings.The purchase of View at Kismis reflects a land rate of around $941 psf per plot ratio.

According to Tan Hong’ Boon, the regional director of JLL, the price included $17 million premiums that were predicted to top up new leasing for another 99-year lease term agreement. Being a low-density residential area, the site enjoys a 1.4 gross plot ratio under URA guidelines.

Residents can expect to receive between $1.6 million to around $3.3 million proceeds from the sale. This translates to a land rate of S$941 psf ppr. View at Kismis does not have any development charge payable, and the developer can construct up to 168 units at maximum averaging at least 753 sq ft.

The GFA of View at Kismis will translate to about 139,929 sq ft. This includes a 10% bonus for the balcony. There are no expected development charges due to the high development baseline. Tony Eng Group will hold a 40 per cent stake on , and the other 60 per cent stake owned by Roxy-Pacific Holdings.

The Kismis view condominium unit is near good schools, plenty of shopping malls, and eateries.
